STRUCTURALLY SOUND
Starting with the ground floor, Jonathan and his team
renovated the existing extension and renewed the flooring
at the front of the house, which had termite damage and
had started to rot away. The original concrete slab at the
back of the house was in good condition and able to be
utilised, and hardwood timber flooring treated with an anti-
termite coating was installed. The floors were then sanded
and polished.
At the back of the house, TCG added a two-storey
extension over the top of the existing single level. This
meant the first level could be expanded to include a new
main bedroom with an ensuite plus a new main bathroom
and laundry.
"We also renovated the existing bedroom at the front of
the house," says Jonathan. "The attic area was then opened
up and made into another bedroom with an ensuite and
storage area, and a dormer window was installed at the
front of the property."
All existing French doors were renewed and other

house sits in the heart of Darlinghurst, one of Sydney's
most vibrant and densely populated inner-city suburbs.
The original house had been added to over the years, but
once the current owners took possession, they decided to
undertake an extension and full renovation.
An architect was engaged to draw up plans that would
see the compact two-storey property with a small attic
space converted into a light and spacious tri-level home
suited to a professional couple.
Once the DA (development application) and CC
(construction certificate) had been granted by City of
Sydney Council, several construction companies were
invited to tender for the build. The job was given to
Tailored Construction Group (TCG) and work started in
July 2013.
"We dealt directly with the architect, who administered
the project and reported back to the owners at every
stage," explains TCG Director Jonathan Hayes. "The
property was heritage listed, so the main goal was to keep
the structure and enhance existing features."
